A basic rule of thumb is 35-38$ a sq ft for a very basic package. This will get you a very basic package with all the logs, siding, exterior trim, windows, doors, Handrails, caulking, fasteners, gasketing and stain.

If you are wanting a log home with the exposed beams and foam roof system you should start in the 43-47$ range. This gets you everything in a basic package with your exposed beams, T&G ceilings, foam roofing materials, upgraded hand pealed railings, and etc

If you are shooting for they homes that make magazine covers and heads turn then you should start at $50 and up, if you are looking for a home like this then be prepared. But these homes are the kind of homes passed on to generations and legacies in time.

Yes these are some general numbers but we have found each customer wants and deserves their own bid to build their own dreams, not just a cookie cutter number and house plan.

An idea of your log home to turn key

If you are looking for just a dry in job you should pay 19-24$ per square foot of the home plus 6-7$ per square foot on decks and porches in labor. Many times the log crews are traveling crews because of the specality skills required to build log homes and these cost must be accounted for. Prices vary in foundations, site work, and floor systems and you should adjust your budget accordingly.

Basements vary from 50-80$ a square foot, these are not free and add to the cost of your home. Many homeowners wrongly assume this is squarefootage they don't have to pay for or simply forget this number when they approach their builder.

Finish turnkey on a home (excluding basements) starts at $126 a sq foot and depending on your taste, location in the country, and wants in your log home can be $200 or more a square foot. Many log home companies have agreed on this current baseline price for building their homes also. If you are being told your log home is cheaper than the $126 mark by a salesman who is not a builder you should become suspicious or at least take in account some reasons why this price will be less expensive.

Some other items to take in account in the price of your home are as follows: driveway or access roads (log homes generally have longer access road to them), your land, Well systems, Solar systems, and anything else you might want to add to your home.

It is very important to be realistic in the pricing and budgeting with your home with room to move and cover price jumps in materials and labor. Streaching your budget or "getting a deal" only leads to dissapointment in the long run, and "sometimes the truth hurts" but often time "it is best medicine".
